1. About This Policy
This Refund Policy explains when and how REIT Ltd (“REIT Ltd”, “we”, “us” or “our”) refunds money paid for our services, including bookings, advances, security deposits and service fees. It applies to every service listed in our main menu.
Each booking confirmation, lease, service agreement or investment agreement may have its own refund terms. If your written agreement says something different from this policy, your written agreement applies.
2. General Principles
- Refund terms are agreed in writing before you pay.
- Every refund request must be made in writing.
- We review each request against your agreement and confirm the outcome in writing.
- Approved refunds are paid to the person or company who made the payment.
- Money paid for services we have already delivered is not refundable.
3. Short Term Rentals
For short term rentals (1 to 4 room furnished apartments by the day, week or month):
- Cancellation before check-in: the refund depends on how early you cancel, as stated in your booking confirmation.
- Early check-out: unused nights may or may not be refundable, depending on your booking terms.
- No-show: if you do not arrive and do not cancel, the booking amount is usually not refunded.
- Security deposit: returned after check-out, once the apartment has been inspected, minus any charges for damage, missing items or unpaid bills.
4. Long Term Rentals
For long term rentals (1 to 4 BHK apartments on yearly leases):
- Advance or security deposit: returned at the end of the lease, after the handover inspection, minus any unpaid rent, utility bills or repair costs for damage beyond normal wear and tear.
- Booking or holding money: if the lease is not signed, whether it is refunded depends on the reason and on what was agreed in writing when you paid.
- Early termination: leaving before the lease ends is handled by the notice period and terms in your lease agreement.
- Rent already paid: rent for months you have already occupied is not refundable.
5. Residential Rentals
For Fully Furnished Apartment Rental, Independent House Rental, Duplex Rental and Flexi Rent, the same rules as short term or long term rentals apply, depending on the length of your stay and the terms in your agreement.
6. Commercial Properties
For Office Space Rental, Land Lease Rental and Industrial Space Rental:
- Advances and security deposits are returned at the end of the lease as set out in the lease agreement, minus any agreed deductions.
- Fit-out, alteration or restoration costs follow the terms in the lease.
- Early exit is handled under the notice and termination terms of the lease.
7. Facility and Property Management
For Facility Management (Full Building Complex, Independent House, Apartment or Flat) and Outsource Property Management:
- Fees for work already carried out are not refundable.
- If you paid in advance and the agreement ends early, any fee for a period not yet served is handled as set out in the service agreement.
- Money spent on repairs, materials or third-party services on your behalf is not refundable once the work is done.
8. Offshore Management
For Offshore Management, rent we collect on your behalf is paid to you as set out in your agreement. Our management fee for periods already served is not refundable. If the agreement ends, we settle any balance and hand over records as set out in the agreement.
9. Investment
Investments are not covered by this Refund Policy.
Money invested through our Long Term Investment or Short Term Investment options is governed only by your written investment agreement. That agreement sets out the lock-in period, early exit terms and how returns and capital are paid.
10. What Is Usually Not Refundable
Unless your written agreement says otherwise, the following are usually not refundable:
- Services already delivered or nights already stayed
- Government fees, stamp duty, registration costs and taxes paid for your agreement
- Payments made to third parties on your behalf, such as utility connections or repairs
- Utility bills and service charges for the period you used the property
- Bank or transfer charges
11. Deductions From Deposits
Before returning an advance or security deposit, we may deduct:
- Unpaid rent or service charges
- Unpaid electricity, gas, water, internet or other utility bills
- The cost of repairing damage beyond normal wear and tear
- The cost of replacing missing furniture, fittings or keys
- Cleaning costs if the property is not returned in reasonable condition
We will give you a written list of any deductions.
